How much are condominium fees?  What do they pay for?

Condominium fees are allocated based on unit size.  Current estimated monthly condominium fees on remaining units range from $100 to $200. They are based on the estimated budget expenses for the property for the upcoming fiscal year.   Property expenses include insurance, snow clearing and grounds maintenance, common electric and heating costs, pool operation and maintenance, building reserve fund for repair and maintenance of buildings, and site superintendent salary and accommodation costs. 

What do I need to pay in addition to condominium fees?

In addition to condominium fees, unit owners would pay individual unit power bills, individual unit heating costs (approximately $35 per month), cable television cost (if applicable), telephone cost (if applicable), contents insurance (if applicable) and property taxes on their unit.   A typical unit owner $50 to $75 per month property taxes.  You should check with your own insurance broker and review the policy held by the condominium, but for most people contents insurance is a very reasonable charge - approximately $100 per year.  For communications most people rely on the wireless internet, which is included in the condominium fee, and their own cell phone. 

Can I use my unit year round?

Cabins and chalet units can be used twelve months of the year.  All units are heated and maintained 12 months a year. 

Can I rent my unit?

Yes.  Anyone using your unit must observe the same rules and regulations as the owners of the unit.  Unit owners who wish to rent their unit should purchase “renters insurance”.  There are several on line rental services that you can use to place your unit for rental.   Typical rental fees, in season, for similar units in the area are $1200 to $1500 dollars per week.   

Who repairs my roof, windows, and exterior if repairs are needed?

If you live in the Lodge or  Chalet all exterior building repairs, including windows, are paid for from the Reserve fund.

If you live in a cabin unit, each owner is responsible for individual building repairs.

I love the Beach House – how can I use it?

The Beach House is available for use by residents 12 months of the year.   Residents can book the Beach House for their private use for meals, private functions, etc. 

During the peak season (July 1 to September 1) the Beach House is available until 5 PM for common use of residents (no booking), but can be booked on a first come first served basis after 5 PM for private functtions.  Several times a year there will be parties and functions for all residents held in the Beach House.
